Page schematic software/templates

I was wondering if anyone knows of any good software, online sites or templates that would help us create useful page schematics for web sites?

It would be great just have a good looking, usable template to start with so that our Project Managers could lay in the content, links and other functionality notes to help me when it is time to create a graphical wireframe of the page.
