Hi All,
I am new here too. Rob twisted my arm and here I am Seriously I think Rob rocks and I hope to get five of my sites well SEO'ed to beat some of the biggies out there. Will definately become a paid up member! I am a Mortgage Broker, I got fed up and left paid work to do some website designing, but got mostly clients who wanted everything, but not willing to pay for it. So I kind of gave it up and only build sites for myself. Now I am back to Mortgages, but working Self Employed. Priority right now are my cooking website (Rob already helped with that one! Thank you Rob!) and my 2 mortgage websites (Where I have to wait for the compliance people to sign off the site before I can strip it again and do an seo job on them, I cannot change the wording on a whim which is doing my head in. Every word I change I would have to resubmit my website and that currently takes 4 to 6 weeks to get OK'ed.) Arrrggggg As I have no marketing budget whatsoever it is most important for me to get my sites best optimised to come close to those many directories out there clogging up the Google results. I was wondering how long it would take you. Well, now that you are hear, muck in, ask for help and shout if you need direction. I love SEOing mortgage sites, so I can't wait.

Mortgage websites
Mortgage websites need a lot of "disclaimer" text which is a given by the FSA and cannot be changed, like the:
Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on your mortgage or other debts secured on it. Or the: ------------------.co.uk is a trading style of xxxxx xxxxxx, which is an appointed representative of xxxxxx of xxxx Ltd., which is authorised and regulated by the Financial Services Authority. Those have to be on every page. Everything has to sound so vague. For instance I cannot say: "We will help you!" I can only say: "We might be able to help you!" Its rediculous! As for the big boys most of the ones at the top in google are lead generating mortgage websites. Their main aim is to get the visitor to fill out forms, then the lead gets sold to the highest bidder. Some leads fetch as much as £300. I dont see why I should pay for leads if I can generate my own, via my own website. Just need to get high up the rankings without paying Google.
